Bay O.Z. IA is a proposed nine-story mixed-use building at 139 Bay Street, combining 50 residential units with approximately 4,500 square feet of ground-floor retail along Bay Street.

The ground floor is planned as three retail spaces of roughly 970 to 1,370 square feet each, with matching cellar storage below — an efficient layout for neighborhood retailers, food and service tenants.

Set within the Bay Street Opportunity Zone Campus and steps from the St. George Ferry Terminal, Bay O.Z. IA is a pre-leasing opportunity, with groundbreaking projected for late 2027 to early 2028.
